Mechanical and Building Services Automation

Fetrion develops monitoring and control solutions for mechanical infrastructures of hotels and facilities. The status of field equipment, temperature values and operating scenarios are handled in an automation interface that the technical team can follow.

Mechanical automation systems system components

Which mechanical systems are considered?

Our current mechanical automation demo includes sample screens of central hot water, boiler, heat pump, storage tank and boiler systems. The devices, sensors and control points to be monitored in the actual project are determined according to the facility's equipment list.

Difference between monitoring and control

Monitoring; It makes information such as temperature, operating status and warning visible to the technical team. Control covers commands and scenarios for the equipment to operate according to defined conditions. It should be clarified at the beginning of the project which functions will be carried out automatically and which will be carried out with operator approval.

Wired and wireless field connections

Cable route, existing panel, device interfaces and communication conditions are evaluated together. The choice of wired or wireless connection is made according to the physical conditions and control needs of the facility. The equipment's own protection and safety functions should also be evaluated separately from the automation project.

Project evaluation and demo

For the quote, you can share the mechanical equipment list, existing panels and control devices, values to be monitored and expected operating scenarios. Encrypted mechanical automation demo allows review of sample screens without sending commands to the real facility.

Installation control for chiller, boiler and booster

Chiller and heat pump integration

Operating status, temperature, set value and fault points are evaluated through interfaces supported by manufacturer control devices. Equipment requirements such as water flow verification, minimum run/stop times, and freeze protection are included in the project plan. Automation commands are not designed to disable the equipment's built-in protections.

Cascade operation and booster scenarios

Staggering, duty rotation and working hour balance can be planned in boiler and pump groups according to need. Pressure measurement, dry running information, frequency driver interface and fault backup scope are determined in the booster control. These functions are projected according to the equipment list and manufacturer limits.

Matching data points with existing BMS

In building management system integration, points to be read and written, control authority and data currency are as important as protocol support. Modbus register list or other device documents are examined. With local control, the priority of upper system commands is verified in acceptance tests.

Technical questions and answers

Can automation be added to the existing mechanical system?

The integration scope is determined after examining the interfaces, connection points and field conditions of the control devices.

Does the demo control a real facility?

No. Demo screens are used to examine the interface and sample scenarios.

Can chillers and boilers be monitored in the same automation system?

Device interfaces and accessible data points can be covered within the scope of centralized monitoring, if appropriate. Heating-cooling scenario, command authority and equipment protections are determined separately.

What data is used in booster automation?

Within the scope of the project, pressure, pump operation and fault status, driver information and dry running or level signals can be evaluated. Available points depend on existing pump and control hardware.

What is the difference between cascade control and task rotation?

Cascade control activates multiple equipment sequentially according to capacity needs. Task rotation aims to balance operating time by replacing lead equipment. Thresholds and durations are set according to the operating limits of the equipment.

What is Mechanical Automation?

Mechanical installation automation; It includes monitoring specified data or managing operating scenarios of hot water, boiler, heat pump, boiler and related field equipment. Sensors, control devices and technical team interface are considered together. The functions monitored and controlled at each facility are not the same.

Is mechanical automation just a temperature indicator?

No. The scope of the project may include different equipment states, measurements, alerts and control functions. It should be clearly stated which functions are included.

Does automation guarantee energy savings?

A general savings rate cannot be given. The result depends on the operating conditions of the plant, the measurement data and the improvements applied.
